About ecohut

The Ecohut concept was developed by designer Alan Gordon and successfully trialled in 2006. Ecohut Pty Ltd. (ACN 123498322) was incorporated
in Queensland in January 2007.

Ecohut was created to develop affordable eco-housing. The company has set out to produce a range of kitform houses that
- are quick and efficient to build
- are strong, durable and low-maintenance

- use renewable, non-toxic materials and processes
- harvest and manage their own water and energy
- have good insulation and ventilation
- allow for individual choices in floorplan and finish

The Ecohut system reduces construction costs by combining modular and pre-cut building technology. The pre-cut steel post and beam frame bolts together quickly and allows the roof to go on early in the process. Only basic tools are needed and no cutting or drilling is required. Bathrooms, kitchens, solar energy and water management systems are supplied as pre-finished Utility Modules - or UMODS. Onsite tradeswork is reduced to 'test and connect'.

The Ecohut construction method requires minimal site disturbance - just 12 x 600mm deep holes for smaller kits. The quick construction time reduces trips to site and use of equipment and energy on the site. Ecohut designs employ solar passive design principles including orientation recommendations, shading, natural ventilation and effective insulation. Labour and energy resources are conserved by manufacturing Frames and Utility Modules in the factory. The buildings themselves can be recycled - 'unbolted', moved and re-used if required.

The eco-attributes of the Ecohut system include
- steel components are milled to length - there are no 'offcuts' in the mill or onsite
- steel is durable, stable and low-maintenance - and it won't burn
- steel is re-useable and recyclable
- there's no need for mechanical or toxic termite treatments
- sub-floor is made from plantation pine
- infill framing is plantation pine or laminated panels. Linings are the choice of the purchaser.
- throughout the kits, ecohut gives preference to renewable, non-toxic products and customers can specify materials and fittings to suit their needs and budget

Construction costs?
This will depend on your local builders and contractors. Ecohut supplies comprehensive instructions and estimate of hours per task which make it easy for builders and contractors to quote accurately.

Delivery
Most of the steel frame comes pre-cut and drilled direct from your closest Bluescope Lysaght mill. Most bulk materials come from your local suppliers. We ship Ecohut components by rail or road to all capital cities and main regional centres. Prices vary monthly with the Fuel Levy and will be provided on application. As a rough guide, you would currently pay....
Brisbane $200, Sydney $900, Melbourne $1300, Devenport $2500, Adelaide $1800, Perth $5600, Darwin $4000, Townsville $2200.

Terms
Stock Kits - When you've decided to go with Ecohut you'll need to provide details of your site and a fee of $120 which includes design consultation and gets the documentation started. A further fee of $1500 is payable on delivery of Plans, Specifications and other documentation. These Plan Fees are deductible from the total purchase price.
Once you're ready to build we'll require a deposit of 20% of the total kit price to commence manufacture. The balance is payable on despatchs.
Custom Kits - as above with additional consulting and drafting fees as agreed - we'll provide a quote.
Other costs - If your project requires site specific engineering assessment we'll contact an engineer in your local area or work with one selected by you. These costs are not included in the kit price.
Warranty - All ecohut-manufactured components (structural steel frame and UMODS) are fully warranted for 7 years. Other materials and fittings are covered by the usual manufacturers warranties.

FAQ
What variations are possible to the kits?
Floorplan - generally internal wall positions can be modified to suit the client's requirements.
Windows and sliding doors can also be located to suit. Additional decks can be provided. All plans can be mirror-reversed.
Materials -
Colourbond steel cladding is specified on all kits but can be substituted in part or whole with other materials including Zincalume steel, timber weatherboards, plywood or fibre cement panels. Ecohuts can also be clad with brick, mudbrick or other masonry though this will require strip footings to be provided. Strawbales can even be used though this will also require modifications to the eaves overhang due to the thickness of the walls. Louvre windows can be substituted with Awning or Sliding windows. Aluminium windows can be substituted with cedar windows.
UMODS - Bathrooms are interchangable in most designs - ie: Ensuite bathrooms can be substituted with Cottage bathrooms. Bathroom floorplan can be mirror reversed. Kitchens..a
dditional kitchen modules can be added as required. Position of kitchen is variable. Stove not supplied unless specified in Fact File.
Composting Toilets - dry composting toilets can be replaced with flushing composting toilets. Purchasers can organise conventional septic systems or connect to town sewerage if really necessary.
Solar Power Systems -
Stand-alone, Grid Feed, or Grid interactive systems are available. Systems can be upgraded on all designs, ie; the 1.5kw systems can be substituted with 2.5kw etc or designed to meet your specific requirements.
Customers can elect not to purchase toilets and power systems if they wish.

Does ecohut provide free quotes for variations?
No. Variations are treated the same as Custom Kits. As time allows we will provide a list of prices for the most common variations.

Can ecohuts be built on a concrete slab?
The structural system can be readily adapted to concrete slab, though it makes the installation of composting toilets more difficult. Split-level floorplans can be designed.

Can ecohuts be built on a sloping sites?
The post and beam structure used in ecohuts is the best form of construction for sloping sites - and the most suitable in areas where earthquakes or other geological instability may be a concern.

Are ecohuts suitable for cold climates?
The small well-insulated volume is economical to heat. Ecohut recommends floor insulation where necessary and the subflloor area can be enclosed. Additional ceiling and wall insulation can be included. Thermal mass can be introduced in a number of ways and there are a number of low-cost solar heating devices which can be employed. Do the new rebates for solar energy apply to ecohuts?
Yes, as long as the applicant meets the requirements of the Australin Greenhouse Office, the full $8000 Solar Electric rebate is available on all ecohuts.

What about energy ratings?
Ecohuts can be specified to meet the requirements for a 5 star rating or better on most sites. The data needed to complete rating assessments are supplied as part of the ecohut kit.

Can ecohuts be oriented differently to take advantage of views etc?
Yes...this is often the case. It does require a recalculation of window positions and consideration of the heat loss and/or gain that may result.

How can bathrooms be modified?
The stock bathroom floorplans can be mirror reversed. In the Cottage 1 & 2 bathrooms, the shower base can be substituted with a shower bath. Depending on size required this may reduce or eliminate the hall cupboard shown in the stock plan. UMOD bathrooms kits are tiled, but can be supplied ready-to-tile or line with alternative finishes.

What site-specific engineering is required?
This depends on your local council and will generally include soil tests and an individual wind-rating assessment for the site. The cost of soil tests and wind-ratings are not included in the ecohut kit price.

Does ecohut organise the site-specific engineering?
Our engineer can contact and liaise with engineers in your area or you can engage local people yourself. In either case ecohut provides the structural engineering information necessary for these assessments to be completed.

Is special equipment required to build an ecohut?
A screwgun/power screwdriver with bolt tightening attachment is the only specialist tool you or your builder will require. No cutting or drilling is required in the construction of frame and roof. Infill framing, cladding and lining are completed using conventional tools and methods. Ecohut provides a simple detailed construction guide for all-manual or crane-assisted construction. The amount and type of scaffolding required will depend on the site and chosen construction method.
